PLEASE REMEMBER...
1) Please remind everyone to SLOW DOWN while driving through
our community and to obey the stop signs. The speed limit is 25 mph,
but slower is often appropriate with children nearby. Especially stop and wait when
school busses are loading or unloading, until the children are safely out of the street, the bus stop signs are withdrawn,
the flashing lights are off and the bus is again moving.
2) The first Saturday of the month is for all neighborhood Garage
Sales only. Please remember to remove your signs after the sale.
3) Our C & Rs do not allow signage in yards of our community, save appropriately sized "For Sale" signs.
Please do not post any signs on the common grounds or easements. Chap 720 FSS allow a small sign relating an Alarm System
present in a home posted near the front access door.
4) Make sure grass clippings are not blown into the Storm drains or retention
ponds by HOA members or Landscaping crews. The Storm drains flow into the ponds and will become clogged. We would
then have to pay to have them cleaned.
5) Please avoid parking in the street or blocking
the sidewalks on a regular basis. Besides being not allowed per our Covenants & Restrictions and county
law (blocking the sidewalks is even against Florida State Law), it is a great safety hazard for our residents...especially
our young children and those with disabilities.
6) Please remember to shield all trash recepticles
from street or neighbor view. Having trash bins stored in front of the garage or on the side where it is
the view of our neighbors, reduces the perception of quality for the overall community. In addition of course,
it is against our Covenants & Restrictions. Please abide by our rules and help others remember to also.
7) With the advantages of a Deed-Restricted Community, come rules that we all must
follow. Before building any structures in Sunset Lakes or Island Estates, please contact the Architechtural Review Committee
(ARC), fill out the proper forms and obtain permission. The current Chairman of the ARC is Mr. Jim Turner - 449-4078

Gate Access Info
The SL front gate computer timer and the gate phone has again been
repaired and these gates are open some hours of the day and closed at night. This schedule ensures our school
busses are not barred from entry and reduces the chances the gates will be hit by vehicles during the day.
We have already initiated a Neighborhood Watch program, which is basically
neighbor watching out for neighbor and being alert to unusual occurrances. This is one of the advantages of living in
a community such as ours.
Access, when the gates are closed, will be limited to those with the
codes, clickers, or using the telephone system and having a resident
open the gates for their visitors.
Please do not give out the gate codes to nonresidents.
It makes no sense to have gates that may be accessed
by those who do not live in the community.
We are a private community and entry is restricted to residents and their guests. Uninvited
non-residents are considered trespassing, whether the gates are open or closed. Soliciting is not
allowed in Sunset Lakes.
New residents may notify APM to be added to the computer phone directory at
the gate entrys.
This process may take a period of time to complete.
If you move from the neighborhood, please be sure to return the transmitter(s) you have to APM
so that they may be reprogrammed for the new member. Those residents who do not return transmitters when selling their
homes may be charged at closing for the replacement that will be needed by the new resident.
Island Estates gates remain without change.

SAFETY ISSUE!
A note for Community Security
A note to all residents:
PLEASE lock your vehicles any time you are away from them, close your garage doors to avoid the temptation for would be thieves
as well as wild creatures like alligators and snakes. Please activate your home alarms when you are away.
Also,
PLEASE CALL THE SHERIFF'S DEPARTMENT at 633-7162 (non-violent crime number) if you see anything that appears suspicious.
Let's watch out for each other!

Neighborhood Watch Program
Block Captains are informally available
through the Neighborhood Watch System. Most of us know that this is an informal system of neighbor-helping-neighbor.
If we get aquainted with our neighbors and keep an eye on their homes, and they on ours, we all benefit.
If you see anything suspicious, e.g., a door-to-door salesperson or solicitor
for products, politicians or services (not allowed in this private community) or a questionable situation
(activity around your vacationing neighbor's home, for instance), please report it to the Brevard County Sheriff's office
through the
non-emergency number: 633-7162.
Of course, all life threatening emergencies should be called
in on 911.

Stormwater Drainage System
The areas with pipe leakage in our system in the Killarney Court area have
been under repair at times. At areas of work within our community,
there may intermittently be barriers, caution tape and other indicators of "men working". Please use
caution around these areas and keep small children from playing near them.
There have been noted other areas of washout. If you see any areas in
yards, sidewalks or streets that appear to be sinking, please notify a member of the BOD and APM immediately (preferably
by email with copies to each) so that these may be investigated promptly.
It always helps if we remember to limit our reclaimed water use to only that
which is needed by our lawns and shrubs. Over-watering increases washout as well as causing more runnoff, which means
higher nitrogen levels in our stormwater ponds (less oxygen for the fish).

CONTINUED GRAYWATER AVAILABILITY
According to the Reclaimed Water Resources Department, heavy rains create
a backflow situation in terms of reclaimed water flows. The department has standards of water quality that
must be met before they allow it to be released to the public. It must "percolate", so to speak until it meets
this standard.
They test the water quality at intervals and when it meets the standard,
it is turned on for resident use. If there is a break in the system
in one area, the water may be turned off in that area until it is repaired.
Since we are a private community, repairs of the common
area sprinkler system are our responsibility. If there is a break in the system, please report it to the BOD and APM
(email is best, but a phone call is good, too) and they will direct the information to the proper persons.
As we know our system has lots of variations in construction,
so patience is appreciated while these issues are resolved.
