Two Additional Silver Queen West Directors Elected
|
|
Congratulations to Kevin Broadrick (unit 7322) and Joanne
Gipple (unit 7232) who were elected to the two new positions added to the Silver Queen West Board of Directors in
November 2011, by means of the electronic balloting of owners during December 2011. Kevin and Joanne have
been elected to three-year terms, extending to year 2014.
And thanks to the three candidates who stood for election
to the Board, and to all of the unit owners who voted in the election. The Board now contains seven members, and a link
to a listing of all current Board members can be found on the Minutes page of this website.

SQW Owner Presentation Scheduled for June 15, 2012
|
|
A presentation by the Architectural Design Contractor for
the renovation activities on Silver Queen West buildings in 2013-2015 has been scheduled for Friday, June 15, 2012, beginning
at 7:00 PM, in the Silverthorne Library meeting room. All Silver Queen West owners are strongly encouraged
to attend. The Buffalo Mountain Metropolitan District (http://bmmd.org) tentatively approved the Concept Design for the SQW renovation activites at its Board meeting on May 15, 2012.

SQW Owner Clean-Up Day Scheduled for June 16, 2012
|
|
The annual Silver Queen West Owner Clean-Up Day has been
scheduled for Saturday, June 16, 2012, starting at 9:00 AM. Join with your fellow owners in helping to spruce
up the grounds, repaint parking lot lines, and discuss with fellow owners and your Board of Directors the presentation materials
from the night prior on architectural design options for the building renovations anticipated in 2013-2015, during the post-cleanup picnic
luncheon.

SQW Dues Payment Coupons for 2012
|

By regular mail, all owners will receive in mid-December
either their monthly payment coupons or their new ACH (Automated Clearing House) amounts for payment of the 2012 monthly Association
dues and for payment of 2012 garage and closet rentals (if applicable). Owners wishing to convert to automated direct
payment of monthly dues will find the ACH sign-up form for mailing or faxing here or for emailing here on the Documents page of the SQW website.

Building A and B Drainage Remediation Project Now Complete
|

Drainage remediation work around Buildings A and B was
completed in the summer of 2011.

Financial Review for Fiscal Year Ending 30 September 2009 Posted

Building C and D Drainage Project Photo Album Available for Viewing
|
|
Beginning in September 2009, drainage around Buildings C and D was reconstructed. Photos
of the initial stages of that project are available for viewing on the web and can be seen here.
Work crews poured concrete for the new sidewalks and stairs covering the drains in October 2009. Photos
of that stage of the project can be viewed here.
Work on the drains continued into November 2009, and additional photos of the construction project
can be viewed here.
Stacking of the new retaining wall on the west side of Buildings C and D commenced during late
November 2009, and some photos of that phase of the construction project can be viewed here.

Improvements from Building C and D Drainage Project Emerge
|
|
The drainage improvement project around Buildings C and D, in combination with the new high-efficiency
boiler systems in those same buildings, is demonstrating benefits to the Association.
The winter of 2009/2010 was much colder than average in Summit County, and gas consumption
in Buildings A and B increased 5 to 7% through January 2010, compared to the prior winter. Buildings C and D, however,
experienced decreases of 30 and 24%, respectively, in their gas consumption compared to the priorwinter.
The new high-efficiency boilers in Buildings C and D were an obvious contributing factor.
A secondary benefit from the new boilers is that the exhausts exiting their rooftop stacks are
much cooler than before, so less snow now melts from the roof near the stacks and then drips onto the sidewalks below.
And what water is forming at ground level from snow melting in the daytime on the west side of Buildings C and D is being
carried away much better than in the past by the new drainage system.
So, Buildings C and D are having much less of a problem with large ice patches forming on the westside
ground walkways -- unlike the ice buildup that was occuring that winter on the walkways of Buildings A and B.
Resident Manger Tom Brennan photographed the ice buildups of A and B, and the lack thereof at C
and D, for posting to the website. His album of photos can be viewed here. With new boilers now installed in Buildings C and D, as well as the new drainage system, hopefully these
energy use inefficiencies and ice buildups will not be a problem in the upcoming winter of 2011/2012.

The Board of Directors adopted at its November 10, 2007 meeting revised rules and regulations
regarding the responsibilities of owners and tenants at Silver Queen West on issues such as pets, parking, garages, and displays,
consistent with current Colorado law as codified in the Colorado Common Interest Ownership Act. The adopted rules

The Board of Directors adopted at its May 5, 2007 meeting a policy on Responsible Governance Policies
