Below is a sample of institutional, school and commercial projects that Greene Energy Consultants has completed recently.


Institutional

Project Name: Chiller Replacement
Location: Museum of Fine Arts, Boston Massachusetts
Savings: $60,000 per year

The MFA was interested in reducing energy costs and improving reliability of the central chiller plant. The plant was equipped with two twenty six (26) year-old inefficient 550 ton R-11 York electric centrifugal chillers and one moderately efficient 17 year old 550 ton R-11 York electric centrifugal chiller. With a limited budget, a 750 ton Carrier HFC-134a high efficiency variable speed drive chiller was installed in the MFA central plant. This new base loaded chiller will save the museum over $60,000 per year.


School

Project Name: Energy management system recommissioning, expansion, and upgrade
Location: Clark Middle School, Lexington, Massachusetts
Savings: 33% of the annual electrical consumption

Clark Middle School is an all electric middle school that was completely renovated in 2000. The Energy management system that was installed during the 2000 renovation of the school was never properly commissioned and it operated as an expensive thermostat. Classroom unit ventilators and electric baseboard heaters were never controlled centrally. The project as envisioned by Greene Energy Consultants included installing a supervisory front end, adding all classroom unit ventilators and baseboard heaters to the system, recommissioning all existing controls, and programming (scheduling, temperature setback, demand ventilation, and dual economizer control). The project is saving approximately 33% of the electrical consumption.



Commercial

Project Name: 378-386 Riverway Heating System
Location: 378-386 Riverway Condominium, Boston, Massachusetts
Results: Improved comfort

Riverway Condominiums suffered from uneven heating, poor heating control, high oil bills, and cold units. This is an example of poor energy productivity (great deal of energy being consumed and uncomfortable residents). The one-pipe steam system had fallen into poor repair and was not functioning as designed. The multi-phase solution included insulating the steam piping in the basement, new condensate returns piping, and steam main venting. Future phases include a new boiler planned for spring 2006. Results of the improvements completed to date are greater comfort for all residents.
