The fire sprinkler guys are starting today. 10-26-2007 |
 |
I rented a small tractor to move some dirt under the rear
porch area. I'll be riding this all day long, about 6 1/2 hours. |
 |
I've made a few dumps already. The idea is to have the dirt
slope away from the building and not be over 30" from grade at the
edge of the porch. |
 |
This is the mostly finished product on Saturday the 27th. I
worked at the caboose site all day and returned here to shovel for about
an hour and a half. |
 |
Working under the floor again, this time to place the
heating runs for the forced air heating system. Shot taken November 3,
2007. |
 |
Another view of the duct system. Right now it is light
enough under the floor to grow grass. |
 |
View of upper level of the floor joists. The tall black pipe
is for the pressure test of the DVW (Drain-Waste-Vent) system. Ten feet of
height gives the pipes 5 pound of water pressure. This test found the two
places I forgot to glue the pipe together. |
 |
This is the plenum box; where all the heating duct come
together under the furnace. I cut and bent the metal to make this box. |
 |
It is November 5th already and I've started to build the
rear porch. We will use this area to fabricate the wall panels. I am being
delayed by the Building Inspector. I did not pass their inspection today.
They want a bunch of changes in the plan. They also caught a couple of mistakes
I made; they were easy to fix, the changes are going to be a bit more
difficult. |
 |
It is now the 8th of November; I've installed the first few
porch floor joists. The changes the Building Inspectors wanted are all
done, but it is too late in the day to call them. So I'll have to wait
until Tuesday. Monday is the Veterans Day holiday for county employees. |
 |
November 8th. PG&E have installed the gas line and
Mike's crew have installed the electrical conduit. These are waiting for
inspection so they can be backfilled. |
 |
The street end of the gas pipe. |
 |
Detail view of piping at street. Yellow pipe is the gas
line, the large gray pipe are the electrical conduits and the small gray
lines on the left are for phone and cable. The main cable line crosses
above the gas line. |
 |

 |
Detail view of the rear porch joists. The blue and red water
lines come up in the wall of the utility room, behind the master bedroom
closet. |
 |
Stacks of wall and roof panels on site. November 9, 2007 |
 |
Last stack unloaded from second truck. |
 |
Gas and Electric service trenches are backfilled. Conduits
for power, cable, and telephone are mounted at the South-west corner of
the house. |
 |
I moved all the panels for the walls and backside roof to
the rear of the house. First set of wall panels was placed on the porch
joists for ease of handling. |
 |
I have a crew for the first time since the concrete pours.
Here they are working on the sub floor. November 15th |
 |
Jorg and Eric are starting the last row of plywood. |
 |
Jorg is walking towards the house, the first wall panel has
been installed. November 16th. |
 |
Eric is holding the second panel in place. A filler panel
will be placed above the door opening. |
 |
Eric is using the foam cutter, basically a hot knife or BBQ
starter, to clean out the foam for the sole plate. |
 |
Jorg is measuring the next panel, Ryan and Jim are getting
ready to apply the splines. |
 |
First corner of the building is set. Three panels on the
West wall, and four on the South (front) wall are in place. |
 |
It is the third day of panel setting. Tuesday November 20th.
Jorg, Ryan and Aaron are installing the last West wall panel.
We worked until dark on Monday setting the front (South wall) panels.
|
 |
The first panel for the East wall is being readied, Jorg and
Ryan are installing splines, Aaron is cleaning up trash foam to keep the
work area clean and safe. |
 |
Screwing splines in place. After this side is done the panel
will be flipped over to do the opposite side.. You can see where the panel
has a notch for the spline at the bottom and the spline is installed at
the top. |
 |
Carrying the wall panel from the prep area to installation
site. |
 |
My neighbor, Bill, is checking out the action. |
 |
End of the day, Tuesday. Three panels on the East wall are
in place. |
 |
End of the day, Tuesday. The installation today of four more
panels finished off the West wall. The scaffolding from Skip is the top
section to Jorg's rolling scaffold. We actually quit before dark today,
both helpers had school tonight. I swept up the floor after everyone left. |
 |
Western Construction is extending the driveway drainage
pipe. It will be covered with 4" of concrete. |
 |
Thursday they poured the concrete cap. |
 |
Aaron is sweeping up towards the end of Wednesday. We only
installed two panels today. |
 |
Overview of the wall panels installed as seen from the back
of the house. Over the weekend I prepped 6 more panels for installation on
Monday when there will be a crew to stand them up. |
 |
Around 4 PM on Monday (11-26-07) we raised the first ceiling
panel into place. New wall panels were connected to the West and East
walls today starting the South wall form both ends. |
 |
The panel is on the Genie-Lift. After sliding the panel
inside the house thru the master bedroom window and adding a sub fascia
rafter to the outside and splines on the inside we lifted it with the Genie-Lift
and rolled it down the floor to its approximate location and cranked it up
to clear the walls |
 |
The panel is in place, Jorg is going up the scaffolding to
nail the bottom skin to the top plate. We put a bead of glue on the top of
the walls, then nailed the bottom skin to the lower plate. |
 |
Jorg is installing a cleat at the bottom of the panel to
stop a sliding body from going over the edge. Ryan is ready to hand him
the screw gun so he can install the roof panel screws, bright red,
12" long and spaced 12" on center. |
 |
First ceiling panel in place. |
 |
Tuesday 11-27-07 the second roof panel is ready for
installation. |
 |
Aaron is putting a bead of glue on the foam. Glue is also
applied to the splines and the top of the plates the panel rests on. |
 |
Ryan is on the scaffolding having nailed the top of the
panel to the wall. |
 |
By the end of the day, Wednesday, five roof panels are
installed. |
 |
Inside view of the first five panels in place. |
 |
Friday morning, the frost is thick on the roof panels. We
have installed 7 panels to this point. |
 |
This shot is taken from the back porch showing the inside. |
 |
Photo taken Saturday afternoon, I've cut out the North wall
panels and laid them out on the floor. |
 |
Looking into the office, on the left and laundry room on the
right. The interior walls really add definition to the floor plan. |
 |
Monday, the walls I prepped over the weekend are being
installed. Looking from the back of the house, over the porch. |
 |
Looking at the North walls from the inside. Two 5050 windows
in the dining room, and a door and a 2050 window in the kitchen. |
 |
Tuesday December 4th ready for the last wall panel to be
installed. No helpers today. I've already set the beam that will support
the lower end of the Kitchen ceiling. This window is over the kitchen
sink. |
 |
Last wall panel is installed at 3:15 pm. |
 |
Standing in the master bedroom looking into the kitchen and
dining room. The wall that will separate them is laid out on the floor
ready to be nailed together Wednesday morning. This wall supports the top of the
kitchen ceiling. |
 |
December 5th, paving the driveway approach. |
 |
View from the street of the approach. |
 |
While Mike's crew finished their job, paving the apron, we
framed the wall between the kitchen and dining rooms. The opening is for a
four foot pocket door, two feet on each side, opening in the middle. |
 |
Ceiling panels make great work tables. I laid out walls and
cut framing pieces today, Sunday 12-9-2007 |
 |
This is the second panel for over the kitchen area. It is on
the Genie Lift and glue will soon be applied. On Monday Ryan and I worked
alone and set two panels one in the kitchen and the last laundry room
panel. |
 |
The first kitchen panel is maneuvered for installation. |
 |
Raised high to miss hitting the walls. |
 |
With the panel set on top of the wall Ryan goes to work
nailing the bottom edge and later will use 12 inch screws to secure it to
the wall. |
 |
On Tuesday Ryan and I set the middle two panels for
the kitchen and prepped this one, which we installed on Wednesday |
 |
The Kitchen wall has been framed and located under the last
panel. Aaron is starting to frame the wall between the Guest bedroom and
the bathroom. This wall will support the three panels over the guest
bedroom/Library. |
 |
Ryan is framing the entry wall to the bathroom. |
 |
We are beginning to get the Glue Lam ridge beam ready for
installation. |
 |
Ridge beam on the Genie Lift. How did we do this before such
a great devise? |
 |
End of the day Thursday 12-13-2007. Glue lam beam is in
place and ready to receive the master bath panels on Friday morning. |
 |
Front view of house on December 17th. First two panels on
East end of the house are in place. |

Rear view on a rainy 12-17-2007 |
 |
It is now 12-23 and the sun is out, but my helpers have not
shown up. I've opened the underfloor access points to help dry out that
area. |
 |
I've been framing walls while I wait on my helpers to
install panels. Here is the wall between the entry and the guest bedroom.
The walls leaning in the background will be between the closets at the
entryway. |
 |
I also framed the ceiling over the bathroom and pantry
areas. This will be the attic space. |
 |
It is 12-27, 2007 and we have added ceiling panels to the
east end. Rear view of house. |
 |
Ryan is doing prep work for the next panel over the master
bedroom. |
 |
End of the day Thursday 12-27-07. We have installed 7 panels
on the east end and part of the master bath and bedroom will now be dry
during a light rain. My helper overslept on Friday so no work was done.
The lumber for the porch roof and floor arrived Friday. I took the weekend
off. I went for a speeder ride on the Cal-Western for my birthday. |
 |
Last sunset for 2007. Shot taken just after 5:00 pm on
December 31st. |
 |
Rainy day shot, no roof panels over living room, three over
dining room area. 1-10-2008. Lots of rain has slowed progress. |
 |

Standing in the master bedroom looking out into the dining
room. |
 |
Finally the sun has returned and I am getting something done
on the house. 1-17-2008. All of the dining room and the first four living
room panels are in place. One long panel left to install over the living
room. |
 |
An interior shot from the entry towards the dining room;

This is the last ceiling panel. |
 |
Back view of the house. There are no more panels on the
ground. A far cry from mid-November when the site was covered with stacks
of panels. |
 |
The windows have arrived and are waiting to be installed.
I've temporarily covered the laundry room doorway. |
 |
January 20th I've framed the wall above and below the dining
room roof panel and now I've prepared the first small panel for the living
room. |
 |
View from the roof towards where the panel will be set. From
the gluelam beam to the wall. |
 |
The panel has been set in place. |
 |
Looking down at the big hole still in the roof. At this
point it has shrunk to 8 feet. But boy that 8 feet lets in a lot of rain.
View of the driveway and Lance's yard is good from up here. |
 |
Looking down on the Kitchen roof, through the wall into the
laundry room. |
 |
January 24th and it is raining again. I've attempted to
cover up the last open part of the roof. |
 |
It is January 26th and Jorg is screwing the splines together
on the lower entry panels. He is just above the front door which I framed
on Wednesday. We were planning on working on this yesterday (Friday) but
the rain came down in buckets. Today it was cloudy, but no rain. |
 |
Close up of Jorg. |
 |
View from inside, last two panels still to be installed. The
second one we set today has not be splined yet. |
 |
The last of the foam panels for the roof was installed at
2:27 pm. The lift is pushing the panels into alignment so the splines can
be installed. We worked from about 11:30 to after 5:00 today. It was a
long six hours, but by the end of the day we were ready for the next bout of rain, expected tonight and tomorrow. The area of sky in the
picture was covered with a layer of black plastic. |
 |

portion of the roof is the dining room ceiling panels covered with tar
paper. The new Oriented Strand Board (OSB) covers the rafters. The black
plastic is left over from before when this was open to the sky. |

Roof top view the other way; the framing of the
kitchen side is started. Picture from the end of the day 2-1-2008. |
 |
Yesterday in the rain I finished up this side of the roof.
Today between showers and heavy rain I got a few pictures. 2-3-2008 |

 |
Telephoto zoom of the front of the house. I am working on
the porch now getting ready to install the rafters by first building the
floor joists. I have finished the lower beam on all but the east side of
the house. All the porch joists are in except for the ends. I'm using a
temporary plywood deck as a floor while I begin to construct the rafters.
We had a "Golden Tequila Last Roof Panel" celebratory drink
during the halftime of the Superbowl today. |

place. Outside rafter is installed , gives the outline of the roof to
come. |
 |
Picture taken on 3-2-2008. On Friday and Saturday of this
week I had a group of my model railroad friends come over to help me paint
the rafter tails. I was too busy to take pictures of the gang. A big round
of thanks to Verne Alexander, Steve Skold, Carole Alexander, Skip Rueckert,
Dave Croshere, Ed Merrin, Ron Kaiser and Mary who ran errands. First sheet
of roof sheathing applied over painted rafters. |

Opposite side of the rear porch showing the first three
sheets of plywood. |
 |
This picture is a little over exposed, but is shows the
contrast of the green rafters and the fir plywood. Taken on 3-3-2008. |
 |
On 3-5-2008 I was around to the front. I've installed the fascia
rafter and painted it brown on the outside. |
 |
On 3-6-2008 I'm turning the third corner, working towards
the west side of the roof. |
 |

works. Thanks paint crew. |
 |
All the sheathing is done, the fascia is installed and
painted, now bring on the roofers. 3-18-2008 |
 |
11:45 am March 20th; the roof material has arrived. The
roofers will be starting very soon. Also the fire sprinkler crew returned
today to start the overhead piping system. |
 |
5:00 pm March 20th the west side and half of the front is
roofed. Two roofers worked from noon to five today. |
 |
So is the east side and almost half of the back side. I've
installed some windows on the back side as well. I also modified the east
facing master bedroom window. Tomorrow should see the roof complete.
Coming soon a weekend without worry of raindrops falling on my head. |
 |
Completed roof as seen from the driveway |
 |
Straight on view of the front, roofing debris has been
removed. |
 |
I've started to build up the front door frame and windows.
Right now there is cardboard on the left and I am working on the trim for
the right side. |
 |
5-29-2008 The plumbing is complete, so is the wiring. Here
is a view of the master bath shower. I installed two shower heads in this
seven foot long shower. |
 |
This is the water control system. It balances the flow so
that the toilet flush does not affect the shower flow. The white pipe is
the supply and the red ones hot and blue ones the cold supply. Each
fixture is supplied from this location with its own shut-off valve. |
 |
This is the guest bathroom wall as seen from the kitchen
side. |
 |
6-2-2008. The sheetrock is delivered. This big mechanical
arm picks up a stack of boards, flips them on their side and brings them
up to a doorway. |
 |
Two guys with this cart the n move the sheetrock to the appropriate
rooms. A great back saving device, they no longer have to lift and carry
each sheet. |
 |
Here is the sheetrock spread out into each room. Looking
from the kitchen into the dining room and beyond to the master bedroom.
This view is now impossible; the sheetrock was installed on Thursday
(6-5-2008) by six skilled workers. On Friday three different guys came in
and taped all the seams. I will be painting by the end of next week. |
