NEGOTIATING FACTORS

It is easy to feel offended by someone who is making an offer
on your property.  First, there are the inevitable defects in your
home that the buyer will be sure to point out.  Even if the buyers
love your house, they are trying to negotiate the best possible
price and terms.  They probably will not let you know how much
they want your home until they have a purchase and sales
agreement.

Buyers almost never write offers that please the sellers entirely.  When considering a buyer’s offer, be sure to consider the whole offer and not just the selling price.  Is the buyer willing to take the property as is, or will you be nickeled and dimed by long lists of repairs?  Are you being asked to pay loan fees?

Offers and counter offers may be traded back and forth over a few days or even weeks.  When there is finally a meeting of the minds, both sides may feel worn down by the whole process.  One of a Realtor’s most important jobs is to act as the intermediary during such negotiations.  With our knowledge of financing, negotiation procedures, and the tax laws affecting real estate sales, we come up with creative solutions to the challenges that may arise.

Sellers Slip-Ups to Avoid

Selling a home is becoming more of a challenge.  During recent years home sales and prices soared in an overheated market.   Now that conditions are cooler, sellers need to exercise greater care to avoid mistakes that can undermine a sale.

For example, experienced real estate agents advise the seller to
price the home competitively, based on a professional market
analysis of comparable local properties that have sold in the
last six months.  The seller who prices a home unrealistically in
expectation of excessive profit will probably be disappointed.
Overpriced homes sell slowly – or not at all.

Do not assume that buyers will want a home even if it is in
poor condition! Avoid the mistake of marketing a home without handling deferred maintenance.  A growing inventory of homes for sale means that buyers can afford to be more selective.  Do
not burden the contract with multiple contingencies or refuse to
help the buyer with closing costs without talking to your agent.

If you receive no offers, ask your real estate agent what you
can do to improve your home’s marketability.

Annuals and Perennials; Indoors and Out

A few years ago, in an unfortunate development, gardeners began taking sides. Those who like annual flowers, who wait each year for the newest colors and plants introduced from around the world, began to feel snubbed. Perennial enthusiasts bragged that their plants just came up and bloomed every year, giving the distinct impression that annuals (and we who grow them) are somehow unworthy.

Truth is, you can decide to grow any kind of plant you want, and in our region, the lines separating annuals and perennials are quite blurry. In our gardens, annuals often adapt and become "perennialized," reseeding abundantly. Perennials often spread faster than advertised, but few will bloom for years unless we dig and divide them every two or three years.

I say, "Who cares what category our plants are in." Read about the plants you like and grow them, no matter what the neighbors say. Make smart choices, avoid seriously invasive species, and brag when they bloom!  (More)

BE INSECT FREE
 WHEN SELLING YOUR HOME

There might be some kind of small, leggy creature that finds
its way into your home.  If home remedies like ionized boric acid don’t work, paying a professional exterminator will be money well spent.

Standard sales agreements require that a property be inspected before the closing and treated for termite infestation, if necessary.  It is a good idea to check for wood-boring insects such as termites or carpenter ants as soon as you sign a listing agreement, so that they don’t become an issue of contention in the sale.  Also, ask the home inspector to inform you if there are any signs of dry rot, mold or mildew that group in damp, dark areas, appearing as a brownish-black fungus growth on walls and  wood surfaces and alerting you to possible structural damage.


Some insects may not physically damage the house, but their presence may reduce its chances of selling for top dollar.  If a prospective buyer has to push back spider webs while touring the house or sees an ant trail, it could  seriously undermine their ability to fully appreciate your house.

If he comes up to the speaker while you play your selection, you'll know it's a winner. You can keep him company while you're gone by playing a recording of your voice mixed with white noise -- like the sound from a clothes dryer -- in the background. And since cats have sensitive hearing, always keep the volume low.



My dog is worried about the economy because Alpo is up to $3.00 a can. That's almost $21.00 in dog money.
