A Home For Marketing

Now that home selling is changing from a seller's market to a buyer's market, more thought and planning is needed to prepare a home for being shown and sold. In recent years, very little time was needed to sell a residential property. Many homes were sold within days of being placed on the market. Some sales were for prices higher than the asking price, and some home sellers had multiple offers. Today, it's a much different story. Inventories of available homes are up in most markets and prospective buyers are fewer in numbers and more demanding in selecting a property. Mortgage interest rates are rising. We're back to being very competitive when offering a home for sale. Here are a few ideas for making your home more saleable: Try to visualize your home from the perspective of a buyer. Focus first on simple cosmetic enhancements, such as a needed coat of paint and new carpet. Make improvements in the front yard landscaping , giving your home enhanced "curb appeal". Give the house a thorough cleaning, clear rooms and garage of clutter. Update the kitchen and bathrooms as inexpensively as possible with new paint and hardware. Your family has outgrown
your home but you have roots in
the community that make it difficult to leave. Is remodeling the
solution? Get professional advice before you jump into a major
renovation project. Decide what changes you want to make, and get
bids from several contractors.
Improving your home may be a very good idea, particulary if you are redoing kitchens and bathrooms. However, you must factor in how much you realistically want to get back on your dollar and how long you plan to stay in your home. It is a good idea to talk with friend who have remodeled to get a realistic picture about working with contractors and to determine how disruptive the protect will be to your family life. You may just decide that trading up may be a better move, in which case you should consult your Realtor. Remodeling a home is a major undertaking, so be sure that it is the best solution for you. ____________________________________________________________________

Skillful Repotting
Winter
and spring are traditional times to repot plants, but there are
exceptions to every gardening rule. Anytime a container plant has a
problem sustaining itself, it's time to repot, regardless of season.
You may see roots growing out the drain hole, or cracking the pot with
their heft. Sometimes a plant topples over because the top has outgrown
the pot and pruning it is not desirable. If water races right through
the container, it's likely the roots have filled the soil space. Such
plants may wilt more often, or even stop growing. |

Boomers Hot On Home Ownership

Baby Boomers are the largest demographic group
that own homes in this country. They have a higher rate of
ownership than the national average which according to the U.S. Census
Bureau is at 69 percent. One out of four of these boomers own
more than one property, according to a new study by the National
Association of Realtors. This study shows boomers are optimistic about
the future, but many are adequately prepared for retirement.
Nearly eight in ten boomers now own their own homes, and almost nine
out of ten have owned at some point in their lives. About 96
percent believe owning a home is a good financial investment, evidenced
by their actions.
As for those boomers who have never owned a home, 85 percent cited financial reason, but 38 percent simply didn't want the responsibility of home ownership. A quarter of respondents own one or more other kinds of real estate in addition to their primary residence. About 13 percent own land, eight percent own rental property, seven percent a vacation home, two percent own commercial real estate or some other kind of real property. ________________________________________

space you have in your home and the more spacious it feels, the more
appealing it will be to potential buyers. Following are several
tips used by designers to declutter rooms and provide an illusion of
more space.
Maximize Your Living Space * Eliminate clutter, including stacks of books, papers, toys and other accumulated items. Keep counters, tabletops and other surfaces clear. * Limit the number of small accessories, e.g., occasional tables, vases, framed photos, etc., to avoid a feeling of disorder. * Don't place too many pieces of furniture in a small space. A love seat may work better than a sofa depending on the room’s size and shape. You can also use two medium-sized upholstered or wood chairs; place them near the wall and then pull into the room when you need additional seating. * The proportion of a room in relation to its contents is also important. A large, brightly colored element can overwhelm a smaller room and make it feel even smaller. A glass table, whether it is a dining, coffee or end table, will create a more spacious appearance. * Select wall décor carefully. One large painting works better than a grouping of smaller prints.
