Now that you’ve prepared your house for the sale and priced it right, it’s time to get
creative. Here are a few tips for advertising that will work.
1. Target your market. Decide what type of buyer is most likely to be
interested in your property and write your ad to appeal to them First time home buyer? Investor? Retirees? Golf course property?
Gated community? Fixer-upper?
2. Write to your market type. Choose your words and style to appeal
to your potential market. Is your target market a professional? Environmentalist? Retiree? Your wording should catch the attention
of your market type.
3. Always include the price and location. Buyers try to eliminate properties
that won’t work for them as they read ads. Some will assume that your property is too expensive if the price isn’t
there. Location is the key element to most buyers.
4. Don’t just list features. Describe the benefits of the features.
Tell the buyer why they will love the family room, basement, location, etc.
5. Use creative words. Bring the benefits to life. Use adjectives to
allow them to paint a mental picture of themselves in certain rooms, on the veranda, etc.
6. Play on their emotions. People buy homes to satisfy an emotional
need. Describe ways the home will bring them pleasure. Will the kitchen remind them of their Grandmother baking cookies? Is
it located in a gated community for extra security?
7. Pictures, Pictures, Pictures. Begin your ad with a picture or two
of the home or property. Buyer’s love pictures. Don’t forget to take pictures of the local features in your neighborhood.
8. Display your ad online. In today’s market, over 80% of the
buyers are looking online for the perfect home. An online ad with pictures is viewed almost twice as many times as one without.
9. Hold a virtual open house. After displaying your ad online, use your
local newspaper to direct potential buyers to the site. If you aren’t able to video your home, put as many pictures
as possible online.
10. Give them a reason to call NOW. “Won’t last long”,
“Priced to sell today”, “Call today, it will be gone tomorrow”.
11. Hire a Realtor. They specialize in property sale advertising.
