4. Projects:

Lincoln Center Redevelopment (Continued)
Description: Reconfiguration of two existing blocks (North and South Blocks) along Lincoln Blvd. A mixed-use retail and apartment project. Propose to add 306 apartment units. The units will be located over 180,000 square feet of retail space. Twenty (20%) of the apartments will be affordable housing.
Requested Entitlements: Zone Change of “P-1” to “C-2” – Convert mixed zoned (Q) C2-1 and (Q) P-1 to all C2-1
Justification: Conformance with City’s General Plan to remove outdated zoning.

351-353 Sunset Ave. (Oakwood) (Continued)
Description: Demolition of existing residential units. Construction of six townhouse condominium units
Requested Entitlements: Zone change from [t] [q] cm1- cm1. An adjustment to allow a varied height of 27’ and 32’. The reduction from a 10’ wide to 5’ wide corridor.
Justification: This change is requested because our project site was, in error, included in a zone change made by Public Storage (to the entire block) which requires the development of low income housing.

677 San Juan (New Project)
Description: Two separate one-story units on lot. The back unit is described as a legal non-conforming second building structure
Requested Entitlements:
Approval for a curb cut to access driveway along the western side of the front unit. The driveway will provide three parking spaces.
Justification: We can park three cars on our driveway. The driveway apron will take away one street parking spot. When two to three cars are parked in the driveway rather than the street it will increase the availability of street parking. My neighbors have signed a petition for a curb cut to access my driveway. Building and Safety and Venice Specific Planning Departments have signed off on the driveway apron subject to Department of Transportation that would like your Advisory Committee’s approval.

1319 Abbot Kinney (New Project)
Description: Existing old house that was converted into a commercial storefront with living space in the back. Intends to convert the existing building to 100% commercial use and building a new residence over parking for eight cars at the rear of the property.
Requested Entitlements: Conversion of building to commercial use.
Justification: This would be a true mixed-use commercial and residential project and could set a tone for new development on the street.
