The home inspector will observe all structural components, including:
- foundation
- floors
- walls
- columns/piers
- ceilings
- roofs
The home inspector shall also:
- Describe the type of:
- foundation
- floors
- walls
- columns/piers
- ceiling structure
- roof structure
- Probe structural components where deterioration is suspected, except where probing would damage any surface.
- Enter underfloor crawl spaces, basements, and attic spaces except when access is obstructed, when entry could damage the property, or when dangerous or adverse situations are suspected.
- Report the methods used to observe underfloor crawl spaces and attics.
- Report signs of abnormal or harmful water penetration into the building or signs of abnormal or harmful condensation on building components.
These Standards of Practice are not intended to limit home inspectors from:
- Reporting observations and conditions or rendering opinions of items in addition to those required in ( Purpose and Scope ).
- Excluding systems and components from the inspection if requested by the client, and so stated in the written contract.
