Rates & Rental Agreement

Rental Rates for renting the farmhouse are $100 per night and $575 per week.

Reservations must be guaranteed by check or money order. A non-refundable deposit (one night fee) is required within 7 days of making telephone reservation.

YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL

RESERVATION PAYMENT  Please read, initial front page, sign and return along with the full balance of your rent . You may pay this balance by personal check, money order or cashier's check.

CHECK-IN/CHECK-OUT  There is no standard check-in/check-out time. Keys will be mailed to the tenants upon receipt of the signed rental agreement. When checking out, please leave the keys on the entry desk. The key opens the door facing the drive with the swing on the porch.

PARKING Please park inside the gate of the property under the carport.

CANCELLATION POLICY  If you cancel your reservation, your one day rent fee will be retained.

FURNISHINGS & CLEANING  The property is equipped with basic housekeeping items such as pillows, furniture, kitchen appliances, pots, pans, dishes, glasses, and silverware. Each Tenant is expected to use the property as if it were his/her own, leave it undamaged, clean and with all trash removed from inside property and disposed of in the trash containers. Specific cleaning requirements are as follows: all kitchen cooking, eating and drinking equipment is to be cleaned and stored in its proper place.

TELEPHONES  Please be advised that there is no telephone available at Horseshoe Lane. A payphone is located outside of  Helmick’s General Store.

PETS  Dogs, but no cats are allowed. Please be advised that you must clean your animal’s feet before it enters the house if it has gotten them wet or dirty. Please don’t track mud and dirt into the house.

GRILLING  A barbeque grill is provided. Do not barbeque on the porches, but in open spaces away from trees.

REFUNDS  The Owner will not be responsible for damages to a Tenant's belongings due to malfunctioning equipment or appliances. Please report any items of disrepair to the owners immediately and we will have them repaired as soon as possible. Tenant will be responsible for damages resulting from any attempts to force entry into a rental property.

WATER POTABILITY  The water is natural well water with a water treatment system. While the water is fine for bathing and washing dishes, it is recommended that you bring bottled water to drink and cook with.

LIMITATIONS OF REMEDIES, DAMAGES AND INDEMNITY  In the event the Owner is unable to deliver said property to Tenant under this agreement because of fire, eminent domain, or if the property is unavailable because of delay in construction or because of lack of water or sewer, Tenant hereby agrees the Owner's sole liability, as a result of any of these conditions, is the refund of consideration previously tendered by Tenant pursuant to the terms of this agreement for the period of time the property is unavailable. Tenant will be entitled to a full refund or all consideration previously tendered by the Tenant. Tenant shall not be entitled to any refund due to unfavorable weather or disruption of utility services (including cable).

Please be aware that the owner is not liable for any injuries incurred by the tenant(s) while on the property.
