Description:
This parcel (#332) of Lake Don Pedro Subdivision M-1, is located in Mariposa County and sits in the foothills of the Sierra Mountains just West of the Sierra National Forest.
The property is within 1 mile of Lake Don Pedro, near Lake McClure, and has many young and some mature native Oak trees.
The front (North side) of the property has approximately 340 feet of frontage on Hormiga Court. Access to the property, from Hormiga Court, is excellent with only a very slight downgrade near the center. The East side of the property is virtually level. The West side drops off rather sharply and runs along a hillside. That same hill rises to near the center of the property creating a beautiful building site, set far back from Hormiga Court. From the front of the property, this hill appears as a knoll. A house sitting on top of this knoll could have a beautiful view of the valley South and West of the property.
The land to the East and South of this parcel is BLM land and presumably not available for development. The parcels #333 and #334 towards the West drop off sharply into a valley. Given these conditions, a home built on or near the knoll would have privacy from the South, East and West. Vegetation planted on the North (road) side could create complete privacy.
City water has been brought to the Northwest corner of the property where an access box can be found.

The current owner used the property for a campsite for many years and remnants of that campsite can be found at the base of the knoll mentioned above. The owner also ran a water line down to the campsite and an access box with shutoff valve can also be found nearby. |
