In the state of Pennsylvanis all home inspectors are required to be a member in good standing of a national home inspection association that is recognized by the state.
Home inspection associations must meet the following requirement to be accepted in the state of Pennsylvania:
* A home inspection association must be registered as a 503 (c) not-for-profit corporation, and cannot be a franchise.
* Inspectors must be required to have a minumin of 100 inspections to be considered full members.
* Associations must have members in at least ten other states.
* Members must pass a recognized or accredited examination for membership.
* Must have and require members to follow a code of conduct.
* Must require members to get continueing education as a condition of ongoing membershipAccording to the Pennsylvania Home Inspection Coalition there are three associations that are currently complient with Pennsylvania law. ASHI, NAHI and AII. If you hire an inspector without them being a member of one of these three associations they are operating outside the complience parimeters set up by the state of Pennsylvania, and every inspection they do is illegal!
ASHI stands for the American Society of Home Inspectors, and Finial Propety Inspections LLC is a full member. Finial is also involved with PRO-ASHI, which is the local Pittsburgh chapter of ASHI.

The Pennsylvania Home Inspection Coalition is a state political group made up of members of the two Pennsylvania recognized home inspection associations. It was created in 2001 to help protect consumers from illegal and uncertified inspectors presently operating in the state. Make sure any inspector you use is act 114 complient. Radon Measurement Technician In Pennsylvania anyone who takes radon measurement in a home for pay must be liscenesed by the Pennsylvania State Department of Environmental Protection. Though home owners can buy their own test kits and place them in their home, only those measurements taken by an independent measurement technician are acceptable for use in a real estate transaction.

Wood Destroying Pest Inspector Pennsylvania currently does not require any certification or liscensing to inspect homes for wood destroying pests. However, many lenders require homes to be inspected by liscensed pesticide applicators. Many home inspectors, myself included, feel that pest inspections done by those who are looking for work as a pest remediator is a conflict of interest. How can a home buyer, seller or agent trust someone who gets paid extra to find something wrong.
Because of this, Finial Property Inspections has become a liscensed wood destroying pest pesticide applicator. The state liscensing is actually for those looking to apply chemicals. Even though we are liscensed to do so, Finial does not do remediations - Chemical or otherwise - so our clients can trust that we are not finding things that are not there. This liscense allows us to inspect any home for wood destroying pests, and not be limited by lender red tape.
Though the pest inspection is another service with related fee, there are no additional fees for finding something that is not there.
