Buying or selling real estate can be one of the most important transactions you can make.
Choosing the right broker can be as important as choosing the right property.

Buyers
All the brokers on the Outer Banks have access to the same MLS data base, but many brokers choose to specialize in a particular area.  Find a broker who specializes in the area you most desire.  These brokers can typically give you insights and information on these areas that other brokers would have to research.  Many times the broker will live in or near the areas in which they specialize, so they often have first hand knowledge of that area.

Sellers

Right now, we are in a Buyers market which is making it hard for the seller.  You need to find a broker who can aggressively market your property.  How will your property be marketed?  Will a listing on the OBX MLS list be the only outlet?  Will your REALTOR market your property to areas outside of NC?  Can they reach the major markets?  Will they produce attractive flyers, brochures or other written materials?  Do they post properties to the internet marketing sites?  Research has shown that the vast majority of buyers begin their search on the internet.  The new wave in real estate marketing is to get your property seen on the web.

Choosing Your Broker
Every industry has good and bad people working in it.  Real estate is no exception.  When you're considering working with a real estate professional, take the time to shop around.  Meet with as many REALTORS s you can until you find the one that feels right to you.

I make a distinction here between a broker and a REALTOR because there is a difference.  Anyone with a real estate license on the Outer Banks can be a broker and legally represent clients in real estate transactions in NC.  But a broker who carries the REALTOR designation has passed through the Outer Banks Association of REALTORS (OBAR) courses, become a member of the National Association of REALTORS (NAR) and has taken a pledge to have themselves held to a higher standard of excellence and responsibility.

Common sense usually dictates finding a broker with the most experience and a proven track record of success, but there are many new brokers getting into the business who are hungry to make a name for themselves.  Often, these new brokers will have the time and the drive to give you aggressive representation that will serve you well.  The key is to find a broker with whom you can feel confident.
