Marketing Plan

When you're selling your property, it's important to know how your agent will market it.  Below are some of the ways we can tailor a marketing approach that's right for you.


  1. All properties are entered into the Outer Banks Association of Realtors Multiple Listing Service providing all Outer Banks Realtors with the information about your property.
  2. Unless it is against your community association guidelines, I place a "For Sale" sign on your property with an information box containing professionally designed full-color brochures of your property.
  3. Professionally designed full-color postcards can be mailed to all of the homeowners in your Outer Banks neighborhood.
  4. We often advertise properties in the monthly Outer Banks Home Tour or Homes & Land magazines.
  5. Properties are usually listed in the classified section of the North Beach Sun which is mailed to all Northern Beaches homeowners and available FREE to Outer Banks visitors at many Outer Banks locations.
  6. We have the ability to advertise your property on the internet at over 50 sites for maximum exposure to buyers:  www.outerbanksinvestor.com, www.realtor.com, and several others.
  7. I contact other Outer Banks investors who already own property similar to yours as they are very likely to invest in additional Outer Banks property.
  8. I contact buyer prospects who have contacted Exit Outer Banks Realty for information on buying Outer Banks property.
  9. If it is appropriate, your property can be advertised in National publications such as The Washington Post, Washingtonian or Unique Homes.
  10. And the one thing I can do that no other agent on the Outer Banks can do - I can put your property in front of hundreds of people every week.  As an entertainer, I have access to every person who visits our shows.  A full color brochure of your property will be on display at every show!
