Committee Members present: Wendi Gosliner, Barbara Pendergrass, Erica Peng
Discussion and public comment included issues to consider for guidelines for development in El Sobrante:
- Slope
- Private roads vs. County roads
- Sidewalks/walking paths/connectivity to other streets
- Lot size
- Rebuilds
- Park land/open space (private vs public vs park dedication fees)
- Park maintenance
- Views, sun (solar rights), shade
The Committee discussed the mechanism of design review process and conditions that might “trigger” design review requirements (i.e. tear downs, large sq footage additions, etc.)
Questions for next month’s Community Development Department presentation:
- What are the process and procedures for receiving and evaluating development applications for El Sobrante?
- Who are the planners that evaluate applications? That communicate with developers?
- How do you handle a decision when county code conflicts with the zoning-- is there a quick fix?
