BEHIND-THE-SCENES OFFICEWARE CLUB WORK STYLE SUPPORT
CLUB BUSINESS MODEL
ORGANIZATION: CLUB BUSINESS MODEL
In the new economy, knowledge and networking is more valuable than space or services. An office concept that provides access to knowledge and networking will be able to command a substantial premium for its space and services as it will be a business imperative to be a member of the 'club'. Broad band and third generation mobile networks will enable people to work where ever they want to. However, the speed of the market place and its increasing complexity will require organizations to collaborate far more than they have ever done in the past. Collaboration requires the development of a common understanding and trust, and this can only be achieved through face to face interaction. The net result is that employees will be able to work from anywhere, but the market dynamics will force people to come together. The 'coming together' will be to meet employees from other organizations as much as within one's own organization, and hence the importance of clubs of businesses with common interests, serving the same market place. This is the founding principle behind the OfficeWare Club.
CLUB CONCIERGE
The club uses its combined purchasing power to acquire products and services for its members through a procurement framework. The products and services are packaged and distributed to members through the club concierge through different scales/building outlets: Building Provision, Sector Center Provision and Company Center Provision. The concierge service is also the interface for the OfficeWare Lab. Like a five-star hotel concierge, this service sources and executes all member work style needs, whether it be for new spatial configurations, custom technologies, or amenities.
OFFICEWARE LAB
The OfficeWare lab is a technology implementation and learning organization. It not only provides for all club member technology and tool needs but also LEARNS from the experience of their use so that the compounding intellectual capital of the club continues to grow and to add value to membership.
LEASING STRUCTURE
Organizations become club members by paying up front a future rent debenture which grows in value as club intellectual capital compounds. This forms the incentive for club collaboration and continued membership. The metric for leasing is therefore based on value of membership over time and space rather than merely for amount of space over a fixed time.
