This agreement sets forth the terms and conditions pursuant to
which Aspen Ski Condo Rentals agrees to provide in return for payment.
Payment of monies for a reservation shall constitute acceptance
and consent to all provision of the Terms and Conditions.
Check In and Out: Check in time is set forth as
4:00pm. Depending upon availability, earlier check in time may or
may not be available. Check out time is 10:00 am. If a later check
out is desired, you must request this at least 24 hours in advance.
Later check out may or may not be available. If you neglect to check
out by the designated time, you may incur an additional charge;
especially if A) housekeeping shows and is turned away due to inability
to clean B) you continue to reside in unit past 12:00 noon without
the express permission of Aspens Ski Condo Rentals C) your residual
use of the condo causes loss of use for the next guest.
Condo Rental Price: The condo rental price quoted
on the individual web page does not include all applicable destination
condo rental and lodging taxes. Lodging taxes in Park City proper
are 10.35%, and in all other areas of Summit County are 9.35%. This
exact amount will be verified at time of booking, and your payment
of the deposit will verify acceptance. Additionally, a 5% booking
charge is added to all payments.
Reservations and Payment: A deposit of 50% of
the rental is required at the time of booking via Mastercard, Visa,
American Express, or personal check. If using a personal check,
the check must be received within 7 days of making the reservation.
Upon receipt of your deposit, a confirmation of your receipt, as
well as an outline of your costs will be forwarded to you. No reservation
exists between Aspens Ski Condo Rentals and the client until Aspens
Ski Condo Rentals has received your deposit and signified acceptance
by issuing a written or emailed confirmation. Final deposit is due
45 days from arrival. A service charge of $25.00 will be charged
on any returned checks.
Security
Deposits: A $500 security deposit is due at the time of
final payment. This deposit can be in the form of a personal check,
which will be returned to you upon inspection of the unit, providing
all items within unit are intact and accounted for. Credit card
information is also acceptable, and a hold will be placed on these
funds through Credit Card International.The Marsac unit will incur
a $1000 security deposit during Sundance only.
No Smoking/No
Pets: No smoking is permitted inside any of the condos,
nor are any pets. This is for the enjoyment of all guests. If you
smoke inside the condo, you will forfeit your security deposit and
be evicted without refund or credit. Red Pine strictly prohibits
all animals on premises. Fines levied by the Homeowners Association
will be paid via your credit card. If you are found to have a pet
with you, and you will forfeit your security deposit and be asked
to immediately place your pet in one of the local animal hotels.
Please look into boarding your pets prior to arrival.
Changes
and Late Bookings: Any change in the reservation after
your deposit has been received will be accommodated only if this
change is reasonable and feasible. If you book within 30 days of
travel, full payment is due immediately.
Cancellation
Policy: Travel is a perishable product which can often
not be resold. For this reason, your right to receive a refund is
limited. The following applies:
If you cancel 46 days + from departure, you will receive a full
refund, less $150 booking charge.
If you cancel 0-45 days from departure, there will be no refund
unless the space is resold, less a $150 booking charge.
All requests
for refunds must be made in writing.
All rates quoted
by Aspens Ski Condo Rentals are based on the current lodging property
rates, local tax rates, and are subject to adjustment without prior
notification in the event of changes therein. Any increase resulting
from such adjustment shall not modify the aforementioned cancellation
provisions.
The nature of
skiing and snowboarding involves risks and unpredictable winter
mountain weather. Aspens Ski Condo Rentals doe not purport to guarantee
snow conditions at anyresort at any time. Participants ski at their
own risks.
Aspens hires
outside agencies to perform services such as cleaning condos, servicing
hot tubs, maintaining fireplaces, and plumbing. By submitting payment
to Aspens, you acknowledge that Aspens cannot be held responsible
for the performance or lack thereof of an outside agency. However,
if a problem does arise, Aspens will attempt to rectify it as quickly
as possible. Only credits for future stays are granted for any problems
rectified within 12 hours of your arrival. If your condo is deemed
uninhabitable due to, but not limited to, flooding, construction
inside premises, Aspens will attempt to place you in a different
condo as soon as possible.
Aspens encourages
you to look into vacation cancellation insurance if you foresee
cancelling for any reason. Aspens does not provide this service.
