Late check out fees
will be applied to all guests checking out after 10:30AM. Late check
out upon request subject to availabilty. Fee may be waived if cleared
7 days in advance. After 12:00 PM full day rates apply. Guests may not
exceed maximum occupancy of unit. Stays of under 5 nights incur a cleaning
fee, identified on the specific condo web page. Check for cleaning fees
to be made out to Sensible X-Perts Cleaners.
Cancellation Policy: Reservations cancelled more than 45 days prior
to arrival date will incur a $150 cancellation fee. Reservations cancelled
within 45 days of arrival will forfeit full lodging accomodations amount
unless the unit is rebooked. If rebooked, you will only receive credit
for the days rebooked, less $150 cancellation fee. Unfortunately, there
are no refunds for late arrivals, early departures, no shows, or emergencies
of any kind. Travel protection insurance is recommended.
Security Deposit:
A valid credit card or personal check must be on hand prior to your
arrival to ensure against damages and misuse of the condo. Checks in
the amount of $250 are deposited, and funds returned after your stay
providing that no damage has been done to the property, nor items removed.
By signing this agreement, the responsible party authorized that charges
should be made to the credit card account listed below to pay for any
damages or misuse. Please notify Aspens upon your arrival if your condo
appears damaged or misused to avoid charges. Misuse and damage include
but are not limited to: smoking in condos, excessive cleaning, failure
to return property to the unit, damaged items, fines levied by homeowners
association for failure to observe community and house rules, pets occupancy.
Each unit is inspected upon exit of stay. An itemized inventory is housed
within the unit along with a photo inventory. Deposit on the Marsac
property is $1000 during the Sundance Film Festival. Deposits on all
properties are higher during Sundance. Criminal charges may be filed
with Summit County Sheriff's office to compensate for damage and or
theft of service if property is damaged and/or misused. Your credit
card will NOT be additionally run unless damage or misuse is evident.
Due to Nigerian
Scams, checks must be drawn on US Banks, and credit card info must be
included for all security and other payments. No payments for over the
lodging amounts will be accepted.
