- House 1: Occupied. Built in 1940's, and remodeled 1997.
- Very clean and bright interior (white). Excellent view of Morro Rock and Ocean. You can walk
to beach which is about 1 mile. There are 2 bedrooms with small closets. The 1 bath room has a claw foot tub and
hand shower, basin with cabinet, and wall mirror and cabinet. The kitchen has a pantry and new stainless steel
sink with a Formica counter on a white Formica base. There is a separate dining area. The living room is quite
sizable. A wall furnace in the living room heats the whole house. The 1 car garage has washer dryer connections,
a wash tub and work a bench across the back of the garage. The sun room has two large windows facing the ocean.
The Carpet is almost new as are the Mini blinds. The sun room, hall way, bedrooms and living room are carpeted.
A refrigerator, gas stove, washing machine, and gas dryer are provided. The house sits on a raised foundation.
There are telephone and cable outlets in all rooms, including the garage. A lawn service is provided. Currently
the lawn is cut when needed. The storage shed is about 6' wide by 8' long by 7' high, with metal sides and roof.
Most of the yard is fenced, with extra off street parking on a concrete slab. There is a full service market about
100 yards away. You are close to restaurants, specialty markets and other stores.

- House 2: occupied. Built in 1949, with wood siding, and remodeled in 1986.
- A very clean house with a large front porch. There are 3 bed rooms, 1 bath room with tub shower
and shower doors, and a vent fan. The kitchen has connections for an electric or gas stove and has lots of cabinet
space with Formica counter tops and a stainless steel sink. The connections for a washing machine and dryer are
in a separate room with lots of cabinets and a pantry and a refrigerator. The carpet has no pad but is almost new.
The living room, hall way and bed rooms are carpeted. There are mini blinds, phone and cable outlets in all rooms.
The living room is quite sizable with 5 windows facing the street. A wall furnace in the living room heats the
whole house. There is no garage but there is a garden shed that is lockable and has a sturdy work bench. One side
of the garden shed is open but screened with large mesh wire. The house sits on a raised foundation and there is
some limited locked storage underneath the house. The attic can also be used for storage. The yard is large and
fenced. There is a brick barbecue in the back yard with an adjacent cold water only sink for outdoor usage. There
is a patio on the east side of the house. The lawn and yard are watered with automatic sprinklers. Access to the
alley is provided by a small gate and a take-down fence. A gardener is provided.

- Clean and modern with about 800 square feet in each unit. Each unit has 2 bedrooms with large
closets. The 1 bath room has a tub with shower that uses a curtain, and a moderate sized vanity. The kitchen has
connections for an electric or gas stove and has lots of cabinet space with Formica counter tops and a stainless
steel sink. The sink has a garbage disposal. The connections for a washing machine and gas dryer or 220 volt electric
dryer, are in a separate inside service room with lots of cabinets and a Formica counter top. The central refrigeration
air conditioner and heating unit is roof mounted with a set back thermostat in the hall way. All of the windows
are double pane to reduce heat flow. There is carpet in the bed rooms, hall and living room. There are mini-blinds
on all of the windows. In each unit there is a ceiling fans in the living room. There is a gas stove in the kitchen
with connection for 220 volt electric stove. There are telephone and cable outlets in all rooms. The water and
trash are paid, and a gardener is provided. Each unit has a small private fenced patio. Two emergency lights for
power outages are provided, along with a small fire extinguisher. The outside lights are controlled by an X-10
controller or wall switches. Each tenant can turn on all outside lighting for both units if needed, by pressing
the "All-On" button on the X-10 controller.

- 3 bedroom, 1 bath, kitchen, dining area, living room and hall way. About 900 square feet total
living area. There is no garage, but there is a storage shed. There are several fruit and shade trees in a large
fenced yard. There is carpet in the bedrooms, hall way and living room. The kitchen has a: repaired electric refrigerator,
gas stove, washing machine, gas dryer, and lots of cabinets. The appliances are as is (If they stop working, the
landlord will not replace them). There are connections only for a gas stove and gas dryer. The dining area has
a ceiling fan. There is a gas wall heater in the living room for heat, and a swamp cooler on the roof for cooling,
with a special vent cover to keep out the cold in the winter. The vent cover is put up about Thankgiving and should
be removed some time in May. The gardner, water and trash are paid. Two emergency lights for power outages are
provided, along with a small fire extinguisher.

- The following requirements apply when the unit is not managed by another property management
company. Otherwise the management company will set the conditions and requirements.
- An application is required and checked. Your personal references are checked. Verification of
your income and employment is necessary. Your current landlord and previous landlord must be contacted. An inspection
of your current address is also done. A credit check is required. All persons (and animals too) that will be living
at the house must be interviewed before any agreements.

- The first months rent, the last months rent, plus a cleaning deposit and security deposit are
required in full before moving in. Other fees for special requests must also be paid before moving in.
Generally no pets are allowed and definitely no large dogs or other dangerous animals. A renters insurance policy
might be required, with the owner and management company named on the policy. The number of occupants per unit
is limited, basically 2 persons (adult or child) per bedroom and with a further restriction of 3 adults per bath
room.
The tenant pays all utilities unless otherwise noted. In some cases the tenant pays the utilities as part of the
rent. A gardener is provided if noted.
Section 8 is possible, but not guarenteed, only in Bakersfield when the local HUD office follows its own rules.
